
What is the role and function of the Board of Directors?
As in any corporation, the board of directors is intended to represent the larger body of individual members, lend its authority to management, and to oversee the activities of the association in such a manner as to insure the interest of the majority of individual members is pursued.
What is the role of the Management Company?
While every incorporated common interest development is generally similar legally in its operations and functions as prescribed in its group of governing documents, each association tends to be unique in character. MATRIX Property Management is responsive and sensitive to the direction provided by each particular Board of Directors. We provide guidance and information so the board can make intelligent and well informed decisions, while supporting the association as a whole in all critical areas of operation.
Why does MATRIX Property Management possess a general contractor’s license?
We strongly believe it is the obligation of the management firm to assist the association in “transferring” liability with vendors. MATRIX contractor’s license acts to shelter the association from problems arising out of work being done by unlicensed, uninsured, and un-bonded “handymen” which are so often used by other firms. Additionally, the association has the extra benefit of prevailing on the State Contractors License Board to assist it if work quality is not as expected, as opposed to only civil recourse with unlicensed vendors.
Why is broad experience important?
Since MATRIX Property Management manages various types of property, including residential, commercial and common interest developments, the individual clients in each sector obtain the benefit of a broader level of experience and knowledge. For example, an association can benefit from our understanding of landlord/tenant law in California in the case of a problem with a non owner occupied property.
What benefit is derived by individual members in common interest developments when the Board retains MATRIX Property Management as the management agent?
One of the “core” beliefs in our management philosophy is the idea that individual members of client associations should derive tangible benefit from their interaction with and use of, the resources of the management firm. An example of this is the fact that we have negotiated with Kelly Moore to set up a unique account number for each association that allows for every member to obtain a 25% discount on their purchase of paint and paint supplies for their own use.
How does MATRIX Property Management save a client money?
MATRIX helps mitigate maintenance costs in a variety of ways. One strategy is to utilize the buying power of the entire portfolio to obtain discounts from our vendors. An example of this is the 10% discount obtained from Roto Rooter. Another tactic is to “bundle” work so that we try to time large jobs such as painting or slurry sealing parking lots so that more than one development can have the work done simultaneously.

MATRIX encourages and supports its management team to obtain industry certifications in an effort to improve the level of professionalism not only within the firm, but throughout the industry. We provide time off to take classes and provide financial assistance to offset the cost of obtaining any academic credential that is pertinent to the industry. We believe that such effort results in a more competent, confident and capable professional who is able to provide better advice to each client, and is personally more committed to their craft.
